When preparing an apartment for sale, you should not invest a lot of effort and money in its arrangement or take out a loan for major repairs. Market practice shows that these costs usually do not pay off. Designer Alena Bolshakova told what alterations should be avoided.
4. Major overhaul
You should not start a global renovation shortly before the sale of an apartment. Firstly, it will most likely take a long time and will not allow you to withdraw funds faster. As a result, you may miss out on good options for a new investment.
Secondly, it is expensive. Especially in old houses, where a complete replacement of wiring and communications is often necessary. Investments in repairs will pay off only if the apartment was purchased at the construction stage and a minimum of funds were invested in its arrangement.
3. Redevelopment
Redeveloping before a sale is not a winning move. It will not work to quickly attach the loggia to the room in order to increase the area. This is a time consuming process. You need to understand the intricacies of coordination and hire specialists. Illegal redevelopments can scare off a potential buyer; hardly anyone wants to face problems with the law. This can threaten with a fine or an order to return the apartment to its original state.
For example, in Moscow, it is forbidden to attach loggias and balconies. This is stated in the Decree of the Moscow Government No. 508-PP. There are ways, one way or another, to do this in a legal way in some cases. But this will take a lot of time, nerves and money.
2. Expensive materials
If the apartment looks dirty and untidy, you can update the "cosmetics" - paint the ceiling, change the wallpaper. The main thing is to make it neutral: "flashy" walls and multi-level structures will not be to everyone's taste. It is better to use pastel natural colors, they will make the room visually larger and cleaner. At the same time, you should not spend money on expensive materials, such as Italian tiles.
First of all, they look at the footage, location and general condition of the apartment. Most likely, the new owners will still remodel the housing at their own discretion.
1. Old furniture
If you plan to sell an apartment with furniture, then it is better to throw out your outdated or broken sofas, armchairs and tables, and leave only high-quality and in good condition.
Otherwise, they will spoil the impression of the entire living space and only scare away potential buyers.
Things to do before selling:
- free up space from rubbish, unnecessary and broken things;
- to mask cracks on the walls and traces of leaks on the ceiling;
- get rid of mold in wet areas, renew tile grout;
- clean or replace ventilation grilles;
- put skirting boards;
- paint wooden windows, window sills, pipes and radiators;
- repair the fittings of plastic windows;
- replace rusted plumbing fixtures, old sockets and switches;
- update wallpaper - replace peeling areas or glue new ones;
- clean up, possibly invite specialists from a cleaning company.
Thus, the task is as follows: not to spend money on expensive work and materials, but to correct those shortcomings that are clearly evident.
