Having read this book for the first time in my early youth, I somehow did not attach importance to these words due to my inexperience in this. question (then the apartments were given free of charge), but at a more mature age, the whole complexity of the situation with my own housing.

Yes, solving the housing problem in modern Russia is very expensive. Especially prices have skyrocketed with the pandemic. However, I have considerations that things may change drastically in the near future.

1. The first consideration - the global crisis will help

It is known that another crisis is approaching us. 2021 was simply terrible, but the next year could very well be even worse, at least there are all the prerequisites for this, both in the economic and in the political sense. And any crisis hits money savings, you have to spend more money on more expensive products and goods.

The more you spend on simple everyday things, the less they are left for global purchases, such as an apartment, and the lack of demand is an incentive to lower prices.

2. The second consideration. Rising unemployment

Today, the vast majority of apartments are purchased on a mortgage basis. A person calculates his capabilities, takes a mortgage, pays it off, and then bam - and dismissal due to the onset of the economic crisis. And there is a man with a bunch of debts and a lack of income. How to get a mortgage in such conditions? And what to do with the already taken mortgage?

These risks force people to take a more responsible approach to a mortgage loan, and many simply do not take the risk of getting it. This again reduces the demand for housing and it starts to fall in price.

3. Third consideration - construction sites here and there

Driving through the streets of any city in our country, it is impossible not to notice the widespread rapid construction of apartment buildings. The latest technologies make it possible to build houses much faster than 10-20 years ago, and it would be great if the price per square meter did not grow by leaps and bounds.

With the naked eye, one can see a tendency towards a falling demand for new housing - apartments are built, but the house is not occupied. The developer will have no choice but to reduce prices, because the movement of capital is important for them.

4. The fourth consideration is the growth of the secondary market.

In the context of the pandemic, a large number of urban residents began to strive to leave permanently. living in rural areas, where there are no large crowds of people, there is much less danger of getting a virus and illness.

Money is needed to buy or build a country house, and citizens sell their city apartments. The secondary housing market is growing steadily today, which reduces apartment prices.

Of course, this is my personal opinion. I am not an economist and do not have all the statistics on sales and housing construction, but I think that there is logic in these arguments and it is not so easy to argue with it.
