Studio apartment on 11 " squares", or How a Minsker furnished a room in a communal apartment

Young people who come to megacities in search of work or to study are immediately faced with the problem of finding a roof over their heads. This happened to Nikolai, who went to Minsk (Belarus) to do his favorite thing. Pushing around in rented apartments, he decided to buy a room of 11 square meters. m in a “killed” communal apartment, which was arranged in such a way that a modern and comfortable studio apartment turned out.

In this house, Nikolai bought a room in a communal apartment with a shared kitchen and bathroom (Minsk, Belarus).

Few people were lucky in life to have their own housing when they decided to separate from their parents. Most often, recovering from their native nest in a big city, young people begin to roam around rented apartments / rooms, the rent for which “eats up” the lion's share of their income. And it doesn't matter where young people decide to try their luck, in the capital of a European country or any of the states of the post-Soviet space. Nikolai was no exception, having moved to Minsk from the outback in search of a better life and opportunities for self-realization.

At first, the young man lived in rented apartments, working in the furniture industry. Having saved some money, he began to look for options for buying a room in shared apartments or communal apartments. Of course, the apartments were more comfortable, but he did not want to move into a strange family, which, due to unpleasant circumstances, was forced to share property. Therefore, only communal apartments remained, which were located on the outskirts of the capital and were completely in an unsightly state.

This is what the room looked like immediately after the purchase.

So he ended up in the Serov microdistrict, adjacent to the industrial zone, most of whose housing stock has been on the demolition plan for decades. In the meantime, this has not happened, houses with communal apartments are quite in demand among visitors and those who at one time did not wait for resettlement. In one of the four-story houses, which consisted only of communal apartments, each of which was inhabited by 6 families, Nikolai bought a small room of 11 square meters. m.

The floors and even the ceiling had to be completely dismantled and replaced.

Looking at the acquired property, to say that the conditions were absolutely not residential is to say nothing. Not only has the house not been renovated since its construction, but it has never been connected to communications that provide hot water. Fortunately, there was heating and the possibility of supplying cold water to the room, because the centenarians had long ago improved the layout and installed boilers (each in his own room).

Nikolai independently laid new flooring, insulated the walls and re-plastered them.

This circumstance also simplified the task for Nicholas, who began a complete transformation. Lifting up the linoleum that lay on the floor, he found that the wood and even the logs were completely rotten. The young man had to completely dismantle the ceiling leading to the basement, where dampness and an unbearable smell of mold came from. The same fate befell the walls. It was necessary to remove a layer of plaster on the walls, clean the ceiling, re-conduct electricity, make wiring water pipes and sewerage, since Nikolai decided to install a shower cabin in the room and equip his own kitchen area. I also had to change the leaking heating radiator, but the double-glazed window and the metal door were inherited from the previous owner.

After laying the floor, insulating and leveling the walls, the young master decided to make a stretch ceiling, which only made the tiny room brighter, but more than once saved it from being flooded by a negligent neighbor above.

Since the newly minted owner wanted to have maximum comfort in the room, he also had to organize forced ventilation, because the shower and kitchen are areas of high humidity. To do this, he mounted a box, installed a fan and made an exit channel to the street through a window opening.

Due to the fact that the young man worked at a furniture company, he could only buy material, but do the calculations and cutting parts in the workshops. This significantly reduced material costs, but the repair time increased, because he did all the transformations himself after work and on weekends. As Nikolai admits, the most problems arose with the distribution of space and the calculation of furniture. Like it or not, but 11 "squares" are very tiny dimensions, if you turn them into a full-fledged housing. Not once did the young man change the project and remake the furniture, and at the last stage. Either the wall will be tilted 10 degrees inward, or the technique does not work, or the angle of the curve does not allow you to set the sofa close.

But be that as it may, the enthusiastic enthusiast managed to equip a full-fledged kitchen area, where the enterprising young man placed: set with cabinets, hanging cabinets and countertops, a pencil case, a bedside table, a portable electric stove, an oven, a microwave oven, a full-sized two-chamber refrigerator, a sink-sink designed for both washing and washing dishes, there is also a tap with a filter for drinking water. There is also a shower cabin, an electric water heater and a washing machine.

The kitchen is separated from the living area by a piece of furniture and a partition made of chipboard, so as not to lose precious space. In this part of the room, there was a place for a folding sofa that provides a sleeping place, a wardrobe under the ceiling, a transforming table, the retractable part of which serves as a dining area. Since Nikolai made furniture on his own, he strengthened this part so that it can easily withstand 35-40 kg when fully opened.

But he used vertical surfaces only after the appearance of his beloved girl in his life, who needs to be able to attach cosmetics and various gizmos. It's hard to imagine, but a couple in love - Nikolai and Katya now live in a renovated room together and, as they say, despite the tightness, they have enough space to store all their things. While everything suits them, they do not plan to get into the bondage of a mortgage, but try to save money for expansion, because the guys do not plan to spend their whole lives, albeit in a modern studio, but still very tiny.

Interesting fact from Novate.ru: A little more than 1,000 rubles was spent on the complete reconstruction of a room in Nikolai's communal flat. USD And this is not counting the cost of furniture, appliances, equipment and years of hard work. That is how much time the young man spent on its repair and arrangement. And if we add to this the fact that he did all the work without anyone's help (and this is at least 2.5 thousand rubles). USD economy), then we can say that his renovated home is not cheap at all.

More and more people are paying attention to alternative housing, which, although it has limited space, still solves the main problems of a person. And if you have enough money to buy
a new model of micro-apartments equipped with "cunning" systems from the Singaporean company Studio Nestron, then we can say that life is good.
