If earlier there were not too many requirements for summer residents, now the government has taken them specifically. 2. Buildings in the garden
A few years ago, the government decided to divide all sites into two types:
- summer cottages, where it is allowed to build residential buildings;
- gardens, where you can exclusively grow crops.
So, if your site falls into the "garden" category, then you cannot build anything on it. If the building was already on the site when you purchased it, you will not be able to register the building.
3. Capital type greenhouses
You can build exclusively collapsible greenhouses, all other buildings are considered capital, regardless of the presence of a foundation. And if the building is capital, it must be registered with Rosreestr. Do not pay tax for a capital greenhouse - get ready for a fine.
4. Buildings "back to back" to the neighboring plot
If the building is erected too close to the neighboring site, you may be complained about. In the following situations, there is a penalty:
- The shadow from the building blocks the sun from the neighbor's crop.
- Water that rolls off the roof gets into the neighboring area.
- The smoke from the chimney causes inconvenience to the neighbors.
During the inspection, FTS employees find out for what purposes the owner uses the building. If he receives illegal profit, he will be fined. Moreover, the entire period of use of the building will be taken into account. If the owner of the site has an open IP, then he will be forced to pay tax on unregistered real estate.
