Good afternoon, dear guests and subscribers of the "Build for Myself" channel!
In our country, there are very few people who bring home salaries of 100-150 thousand rubles. and so the topic of "million dollar homes" is gaining momentum.
Now the user interest in the Internet is growing every day. Access to the World Wide Web is available from any device, so wherever a person is, there is always an opportunity to find an answer to ANY question from networks, and unfortunately - most of these answers are not verified and do not have any evidence base, so you always need to "include" head.
There is a ton of information online about how individuals tell stories or write tempting articles. headlines "House for a million is real", "Box of my house 600 thousand rubles", "Built a house for a million" etc.
And a person who does not come face to face with construction, watching YouTube or reading an article, is increasingly deciding on buying a plot and building a house and falsely convinces that for a million he will still build a house for his families.
"Your home is your own fortress!" - the prospect is very tempting. Out of inexperience, a lot of people get screwed by this idea.
Looking ahead a bit, I want to say that my wife works in a real estate agency, and at least twice month - a person turns to the office with a proposal to sell an unfinished object, but more on that later.
In fact, people who first decided to build a house face a lot of traps, both financially and informationally.
What do bright headlines hide?
Here there is a clear substitution of concepts between the box of the house and the house in which you can live!
A house to live - to build for a million unrealisticif it's not a garage. Therefore, the heading raises the question: a house for a million - is it myth or fictionthat is the same thing! But the box of a small house can be kicked out. But this is just a box - without finishing and without communications, which is approximately 30-40% of the total cost of finished housing.
In addition, a box for a million is a box where the owner himself takes over the lion's share of construction, without involving builders. Or a person, being a builder, built a house for himself, paying only for the material. But, most people blindly believe the headlines, without considering a lot of nuances.
If you familiarize yourself with the content of my channel, including the estimates, then the house, with an area of 130 sq.m. I build myself for my family of 4 people. I have already "boosted" 1,700,000 rubles, there is still about 400,000 left - and this I save on almost all construction work and get along with simple building materials (not very expensive).
1 million I ended up on a monolithic armopoyas between the first and attic floors.
Communications take a lot of money. We cannot live without water, electricity, sewage, gas. And no one under the heading "house for a million" announces the cost of the tie-in and the laid communications on the site outside the house.
And, as it turns out, an inexperienced person believes in a house for a million, takes a loan, even with a margin, in order to build for sure and adds his accumulated funds, receives a notional amount, approximately equal to the cost of an average one-room apartment - this is 2.5 million, and sometimes much less.
Buys a plot outside the city, and at best, 1.5 million remains, of which gas is connected - 200,000 rubles, a well or turnkey water supply - up to 100,000 rubles, septic tank - 50,000 rubles, electricity - 50,000-100,000 rubles, and remains in the best hands case 1 million
And if you are not a builder, you will end up with a million if the outcome is most favorable - on the roof, and if the builders also cheat during the construction of the box, then there will not even be enough for the roof. Pay for the loan for another 5 years, but you can't live in the house yet and the prospect of completion of construction - some kind of years in "dtsat".
Further, the saving of money for finishing starts from the salary, which is already divided into the necessary household needs and the payment of the loan. As a result, after several months, a person realizes that there is not enough money, the house is worth it - time goes, and is forced to take another loan in order to cover the first, and invest the rest in the house, thereby getting into debt hole.
And if the whole process is also accompanied by a race for large areas in order to "boo" in front of friends, then this is a utopia, after which you can stick in, and here there are quarrels and discord in the relations of family members. And comes time of sale of this long-term construction.
Now, as I promised at the beginning of the article, I will tell you how many such unfinished projects (long-term construction) are worth and no one needs them.
We live in g. Bataysk, 5 km. from the metropolis (from g. Rostov-on-Don), the plots here are relatively inexpensive, unlike the southern capital and are in demand, so how everyone runs from the center to the outskirts of the city or beyond, the more it takes 10-15 minutes from the center to center.
My wife works for a local real estate agency in the home ownership department, and willy-nilly I have to hear telephone conversations with homeowners, since all constructive dialogues occur after working hours and usually during dinner)))). The general picture is as follows ...
About 5% of those who applied for the sale of a house are people who did not pull the construction and did not calculate the budget. When you find out the details, in order to sell unfinished, the owners want to receive non-standard makings when selling 50-100 tr., and amounts of 500-700 tr., covering the entire loan, since these houses are already mortgaged (are encumbered by banks).
That is why we see unfinished boxes around without windows and without doors, and if with windows, then without finishing and without communications with stretch marks "SELL, OWNER tel. (XXX) XXX-XX-XX"
Good luck and good! I would be grateful for your feedback!
