You pay for the house either during construction or during operation. But... during operation, pay a much higher price than you could allocate in a timely manner during construction. This is the law of construction.
You pay for the house either during construction or during operation. But!

Good afternoon, dear guests and channel subscribers!

Today's topic is very relevant and I think it will not lose its relevance for many years to come.

Does building a house start with a foundation?

This can only be asserted from the outside. But in fact, you need to start construction with the geology of the soil, then the working project and only then the foundation. Not the other way around, because it is the project that is adjusted depending on the actual construction conditions and the soil underfoot.

Most developers assume that if there are houses in the neighborhood, then it is enough to ask the neighbors what foundation they have made there and make the same without incurring additional costs!

But, it is far from a fact that 10-20 meters from that house you will have the same soil under your feet! Geological surveys will cost you not hundreds of thousands, as many fear, but 20-30 thousand. rubles, which is a maximum of 0.5% of the value of the entire house - and it will be much cheaper than strengthening a broken foundation in two or three years.

Moreover, no matter how strange it may sound, but having spent 30 thousand rubles at the beginning of construction, this procedure will save a large amount on materials, since the designer will make all the supporting structures of the structure optimal for your conditions.

Second, a house project is also inexpensive, if you compare it with the line "total"in the construction estimate. In addition, the project is the work of a professional who takes into account all your preferences.

Why go far - every second house of a self-builder does not have sufficient ventilation, for some reason this is neglected. For a moment, this is one of the most important sections of project documentation! Indeed, only thanks to ventilation - excess moisture is removed from the room, formed during cooking, bathing and washing.

Here the question of waterproofing and insulation is also raised. It is because of the savings that we violate the microclimate in the house and begin to close the split systems back and forth in the summer and boilers in the winter.

From practice: there was a case when the customer was unable to communicate with people of another nationality using speech, but only in the language of gestures and photographs - showed the video how to apply something black (bitumen mastic) on the walls foundation. Accepting the work, I found that the base and foundation were painted with black oil paint.
This is a conversation about the fact that low-quality waterproofing materials make themselves felt in the very first winter, manifested by the presence of fungus and mold on the walls. And to destroy them - oh, how difficult it is!

It is not often, but nevertheless, one hears how in relatively new houses (5-7 years old) - the wiring sparkled - this is the moment that, in principle, should not emerge in a five-year-old house. Why is it happening? The answer is obvious: saving on specialists and hiring a team "Wow", consisting of brothers, fathers, grandfathers and other relatives, when everyone does as he knows. And yet - they are great advisers over a glass at a large family table :-)))

You have probably heard from friends, relatives, acquaintances about cheap used stoves. A friend also recently turned on the "miser mode" and said: "Hey, I found floor slabs at a good price, they were just dismantled from a Soviet-era factory, are they not needed?" Friends, this is not normal, why the hell are they needed?! Save twenty thousand rubles? This is really saving... What loads this slab was subjected to is known only to God... After installing such plates, you will not be able to sleep well.

P.S.

Of course, it is impossible to list EVERYTHING within one article, and it’s unrealistic, even if you write a dozen articles. It is important that there are only TWO approaches to ECONOMY: normal and abnormal :-))

The abnormal is characterized by the proverb "the miser pays twice," but in fact more than twice. Because in addition to the repeated purchase of the material, you need to additionally Dismount :-)))

And the normal approach is choosing a less expensive solution, but without losing the performance of the building - that's the real savings. And if savings reduce the quality of construction, lead to destruction, fires and leaks, then this is ABSURD.

Thanks for attention!
