The majority of the population of our country lives in Soviet-style houses. Often the layout of apartments in such buildings, to put it mildly, is not ideal. This is especially true for "Khrushchev", "small families" and other "temporary" housing.

Microscopic kitchens are especially inconvenient, so combining a balcony with a kitchen just suggests itself. However, making such a decision is easy, but making it much more difficult.

Formalities

What is required of you

Combining a kitchen with a balcony requires not only a rather laborious work of builders, but also a decent hassle with the registration of all permits and approvals. The fact is that such a manipulation is considered a complex redevelopment of an apartment and requires a number of inquiries, resolutions and autographs.

To obtain them, you need to submit the following documents:

• Completed in accordance with form No. 266, approved by the Decree of the Government of the Russian Federation of April 28, 2005 No. form;
• Warrant or certificate of ownership of the apartment;
• Acts of consent of all capable neighbors from below;
• Written consent of all capable family members registered in the apartment;
• In the case of a common balcony slab - acts of consent of all capable neighbors from above;
• In the case of municipal housing - the consent (in writing) of the head of the DEZ or the chief engineer for redevelopment;
• In the case of a rented apartment in a tenement building, the written consent of the owner or operator of the building;
• Conclusion on the admissibility of redevelopment from the body for the protection of architectural monuments (if the house is such).

What you need to get

Based on the listed initial documents, you should be given (more precisely, you should manage to get) a permitting package, which includes:

• The technical passport of the apartment issued in the BTI with a floor plan, explication, certificates of form 1-a and form 5;
• Conclusion on the technical feasibility of the proposed redevelopment;
• Redevelopment project prepared by a licensed design office;
• Conclusion of the SES (Rospotrebnadzor) on the possibility of carrying out work;
• Conclusion of the fire service (EMERCOM of Russia) on the safety of redevelopment;
• A copy of the certificate (notarized) of ownership of the premises;
• Approval of the authorized design organization or the author of the house project;
• Unified housing document;
• Agreement on technical supervision over the production of works with an organization licensed for such activities;
• Approval of the office on the balance sheet of which the building is located: DEZ, REU, HOA or another management company.

Important! Remember that the terms of validity of conclusions, acts and certificates are limited, and the red tape is incredibly stretched out in time, the queues are long, and the officials are bureaucrats, so be prepared to start all over again.

How best to act

There are several options for solving this whole paper problem:

• At first, you can be patient and starve out of office, like a fortress. This is the most graceless option.
• Secondly, you can unobtrusively ask the head of the DEZ or other officials if they would advise a construction company (most often such a company belongs to one of the officials), which will solve all these questions.
• Thirdly, you can find on your own a serious company that has everything in hand and is ready to perform turnkey work, including the preparation of permits.

Advice! If a contractor company undertakes work on the principle “our work - your documents”, then there is no point in hiring such a company, unless, of course, the head of the housing office is not your relative.

The total cost of work when hiring a contractor will increase by 30-50%, but given all the pitfalls and difficulties, such an overpayment is justified. Moreover, after the redevelopment, the cadastral and market value of your living space will increase by a large amount.

Ways to combine a kitchen with a balcony

Method one

As you can see in the photo, the first method does not imply the demolition of load-bearing structures and does not cause technical difficulties of the usual order in the design. The most preferred option, especially if you plan to do it yourself.

With this method, the transfer of the heating radiator and the extension of pipes are not required. Also, there is no need for dismantling work, which is especially laborious.

Finally, there is not a large amount of construction waste, which then needs to be removed at your own expense. And the former windowsill can be converted into bar counter for kitchen or a dispensing table.

Method two

This method differs from the previous one visually insignificantly, but in the calculation it may turn out to be the most acceptable, since the column included in the composition of the supporting structure plays a fundamental role.

This design is most relevant in small kitchens with a large loggia, since it separates the working and dining areas more strongly, while air and heat exchange remains sufficient.

Method three

The third way to combine a kitchen with a balcony is the most difficult from both technical and formal points of view. Here you will need permission to demolish part of the main bearing wall (see also article Kitchen combined with a balcony - design variations).

In addition, you will need a heavy tool and removal of construction waste, which will be a lot. And which has an impressive weight.

Also, be prepared for complaints from residents about noise, vibration, cracks in their ceiling / tiles / plaster / imagination.

If you combine the balcony and the kitchen in this way, you get the most extra space, but you have to pay for it. But then your apartment will rise in price, and the convenience of such a redevelopment is difficult to overestimate.

Where to begin

So, you have determined how to combine a loggia or balcony with a kitchen. Now it's time to get to work.

In view of the variability of the methods of combination, design and layout, general instructions are inappropriate here. There is only one general rule: you should start from the balcony.

Obviously, before dismantling the window and door (not to mention the wall), the balcony should be insulated and glazed. As you can see in the photo, sheathing is made on a welded metal frame from a corner.

Pipe stands are placed in the frame in the corners and, preferably, on the sides of the windows to be opened. In addition, it is necessary to provide a visor and extension. The canopy should also be welded, even if your balcony is covered with a concrete slab.

The protrusion improves the aerodynamic properties of the structure, the obtuse angle between the bottom plate and the balcony wall conducts heat worse than a straight one, and the window sill protrudes comfortably outward.

Glazing is made with PVC double-glazed windows. The climatic classification of the windows is calculated with a margin of two steps: for a temperate climate, they put packages for a harsh one, and for a harsh one - packages for an Arctic climate.

Further, the balcony is insulated with polystyrene and polyurethane foam and sheathed with siding on the outside and plywood on the inside. After that, they begin to finish it.

Dismantling work does not cause any particular difficulties, after which they make a major overhaul of the kitchen, decorate the walls and floor, and start arranging furniture.

Conclusion
