I always wanted to build a frame, because it seemed that such a house would be much better than a brick or stone one. It is being built quickly, it doesn't take much money, there are no dirty and "raw" works, because there is no need to dilute cement, etc. ) This results in a cozy and pretty frame house.
Also, an indisputable advantage for me was that the frame frame does not need a strong and reliable foundation. It turns out that if you build such a house in a summer cottage, you will not have to enter it in the register as a capital structure. Tax-free frugal summer home!
However, delving deeper into the topic of construction, after listening to the reviews of "experienced" owners of frame frames, I came to the conclusion that these houses have significant drawbacks. They do not lie on the surface, so you can only learn about them from your own experience. So I did not pay special attention to these reviews, thinking that there will always be both satisfied and all critical personalities in everything.
But after moving to our frame house for permanent residence, we instantly began to realize all the disadvantages and critical shortcomings that hinder living in it.
I share my discoveries with you:
- 1. The pile foundation will "walk" all the time, for example, during the spinning of the washing machine. And I'm not even talking about a strong wind, in which the house will literally sway, like the houses of pigs in a fairy tale. Previously, I thought about the pile foundation, because it is inexpensive, and the house on it does not need to be registered as a capital structure.
I went through various forums and realized that many people face this problem. Pile sheathing with metal profiles or insulation helps to improve the situation a little.
- 2. When using organic insulation, for example, polystyrene, the appearance of rodents and insects in it cannot be avoided. Pests can completely spoil the filler in a year.
It is believed that rodents do not like mineral wool, so it should be used as a filler. But in my opinion, all this is complete nonsense! Maybe min. cotton wool is not an object of adoration for rodents, but they crawl inside it quite actively. ) Sometimes, to protect against pests, the frame frames are sheathed from below with a metal mesh.
- 3. Judging by the reviews, frame houses have almost no thermal inertia. They instantly freeze or heat up, and therefore it is uncomfortable to be inside. The temperature in the house will constantly change, it is difficult for the human body to withstand such changes.
Builders advise to build frame frames on Swedish insulated plates. But the construction of such a foundation will cost a pretty penny. An overkill for a budget home that is unlikely to live longer than 30 years.
- 4. Taking into account the listed disadvantages, the construction of a frame is not such a cheap option. Pile foundations are inexpensive, but heating bills in winter will come up impressive. The same will happen if you save on insulation.
After all this, the option with a frame house no longer seems so ideal to us.
If you nevertheless decide to build a wireframe, then do it very thoughtfully, taking into account all the shortcomings, resorting to the help of special literature. In general, do everything that would not be excruciatingly painful and offensive in the future! )
I think the climate in the region where the construction is planned is of no small importance. For example, in the south, where severe winters rarely occur, it is quite possible to live in a frame house. But in the northern regions, you will have to work hard to insulate the house, it will not be possible to save money in this case.
In general, I think that it is inappropriate to erect a capital structure at the summer cottage, since it will not be individual housing construction anyway.
If you have your own vision of the situation, I look forward to sensible comments.
