How to build a house: by one team or different separately

  • Apr 02, 2021

Good afternoon, dear guests and subscribers of my channel!

I meet only a few people who are satisfied with the work of the brigades, who have completely taken over the whole house, starting from the marking of the site and ending with the work on interior decoration. The remaining 80% of the owners are dissatisfied.

It is incredibly difficult to find a good team that can perform the work according to your requirements: high quality, competently and reliably. These are not lying on the road and it is impossible to identify them from the outside, only on the advice of acquaintances, friends and relatives.

Brigade UH!
Brigade UH!

After talking with angry customers, I single out 3 reasons for their dissatisfaction, which are closely intertwined with each other, so ...

The control

It is very difficult to control the whole process when one team is engaged in the construction of the whole house. This is actually very nervous. There is no clear division into construction stages, building materials are purchased in a common heap according to the estimate, the brink of acceptance of a particular type of work disappears and magically a lot of shortcomings appear after leaving brigades. From this point follows the second, no less important ...

Plundering

Due to the very difficult control, a huge field opens up for amateur performances and theft of material purchased for your money. A couple of bags of cement can easily remain in the trunk of the builders, several cans of self-tapping screws and other expensive fasteners "like hello." These are all consumables that are very difficult to keep track of, they themselves cost little money, but if you add them up, it turns into tens of thousands.

At one of the facilities, the customer noticed how the builders from the purchased two bags of clips for reinforcement, left one in their car:

But if the construction is broken down into stages, then you yourself can easily count everything, understand what is for what, because you are acquiring, for example, not 50 kg. nails for the whole house at once, but only for one stage 3-4 kg, for example, only for the construction of formwork from boards. Definitely, the theft rate is minimized here.

Replacement of the brigade

Friends, changing the only team is very difficult - it is nerve-racking and expensive. The building material has already been purchased, almost all work has been prepaid, there is a turnkey house contract.

When you notice outright unprofessionalism, when the builders do not show up on time and do not pick up the phone, when they begin to sit on their necks and be rude, some put up with what is happening. Otherwise, if the work was broken down into stages, it would be easy to abandon the team.

Believe me, it is much easier to change builders and part with unscrupulous ones when nothing connects you with them, except for "I did well - I got it for it!"

From the author

If, nevertheless, you, as the future owner of the house, decide to build a house not on your own, but to hire craftsmen and builders, then here I am a supporter of ordering any construction work separately. Be your own foreman, let the construction take a little, but buy everything yourself and look for the masters yourself - it's not difficult! Take every kind of work yourself! YOURSELF!

Half of the people in jack-of-all-trades teams usually don't even know the rest of their members, and as for individual brigades, then narrow-profile specialists, then they are narrow-profile, in order to do competently and qualitatively.

Therefore, the construction of a house should be broken down into stages independent of each other, both in production and in financial terms. Such work is much easier for you to control!

After all, you live in this house, not the builders!

Thanks! Good luck and good!
