1. Living area - separate, bathroom - separate!
Any apartment is divided into residential and non-residential areas, while the latter includes certain subgroups. Today we are talking about a wet area - a bathroom.
There is a housing standard, which says that it is allowed to increase the wet zone only at the expense of non-residential ones. That is, you cannot make your bathroom more spacious at the expense of a living room. Such redevelopment would be illegal.
Only a pantry, a corridor and other elements of a non-residential area can be attached to the bathroom.
2. You can't move the border between the bathroom and the kitchen
Many people believe that the bathroom and the kitchen are similar premises, since they are the wet area of the apartment.
But the regulations state that bathrooms should not be located above kitchens. If you are starting a redevelopment, do not forget to take this into account.
3. Household communications must remain in place
These include sewerage, plumbing, ventilation ducts, etc. These lines run from the first to the last floor and power all the apartments in the house.
For the systems to work properly, they are installed vertically. If you decide to relocate one of the utility lines in your apartment, then the throughput of the entire system will drop. The rest of the residents of the house will suffer from this.
Internal communications, in which the toilet, washbasin, bathroom, etc. are connected, is allowed to be transferred.
4. There must be a nut!
Although the standard is already quite old, no one has canceled it yet. When increasing the bathroom, one should not forget about the presence of a sill. Otherwise, you will not be legalized redevelopment.
5. Combined bath and toilet - agree
If the redevelopment does not imply an increase in the area of the bathroom, but you simply decided combine a separate bathroom, then first do the work, and then apply for coordination of repair.
You do not need to get permission for renovation work in advance. Do everything as planned, and then go to the BTI. An engineer who comes to inspect the housing will make changes to the technical passport.
