Recently, the government decided to come to grips with summer cottages. Now special services are checking and detecting a lot of violations. Many Russians have already received heavy fines for the construction of illegal buildings on their own sites.

If you have a site and you are planning to build something on it, then I recommend that you first read today's article. Then you will find out which buildings are allowed to be erected, and which are not.

1. Residential buildings

According to the latest amendments to the law, both small and capital residential buildings can be erected on the plots. The main condition is that the owners of the building must be registered in it.

The last point is overlooked by many homeowners. They erect large buildings on the plots, which are then rented out. The profit generated by this is considered illegal.

The owner of such a house will be punished for misuse of the land area, as well as for illegal construction. Firstly, he will pay a large fine, and secondly, he will be forced to demolish the house.

2. Garden buildings

Back in 2019, all summer cottages were divided into the following types:

  • summer cottages (they can be used to build houses that will satisfy the needs of the owner);
  • garden plots (they are only allowed to grow crops).
It is strictly forbidden to build any structures in the garden. It doesn't matter when the building was built. In any case, its registration will be impossible.

3. Capital greenhouses

Greenhouses must be collapsible, otherwise such structures are considered capital, even if they do not have a foundation. The owner of the greenhouse is obliged to register the capital structure with Rosreestr in order to pay tax on it. Otherwise, he faces a fine.

4. Buildings near neighbors

If the building is located near another site, then the neighbors have the right to write a complaint. The owner of the building will have to pay a fine in the following cases:

  • 1. The shadow from his house falls on a neighbor's plot and harms the crop.
  • 2. Rain and melt water, rolling down from the roof, floods the area of the neighbors.
  • 3. The smoke coming from the chimney of the building causes inconvenience to neighbors.
If the employees of the Federal Tax Service find out that the owner of the house is using it in order to obtain benefits and financial profit, then they will issue a fine for the entire life of the building. Also, an owner who is not in the status of an individual entrepreneur will have to pay tax on real estate that has not been registered.
