It describes possible ways of deception on the part of builders in additional work, so even after a year and a half I receive many unflattering comments from the reading masters. The fact is that when the master sees that the customer is standing in front of him with money, and also does not know anything, then you can freely throw on several thousand more work, and still the customer will be satisfied and even in the future may recommend this master to his comrades ...
This happens in all areas... Each of us, working in any field, is a performer, providing services for others, and at the same time, he is also a customer throughout his life, using the services of others of people. Agree that an electrician will not build a house for himself, but will hire a team of bricklayers and vice versa. And, if any of them are very shameless, they can easily deceive their colleague.
The other day, I had a small dialogue with a private developer, in which the private owner turned the arrows to the customer, that, they say, the future owners of houses themselves want to be deceived!
"Why?", I asked.
"Nothing complicated!" - answered the developer. Everyone wants to get all-inclusive for cheap. There are +100,500 construction organizations on the market and the same number of private craftsmen, and they all do not want to be left without work and so that the customer remains on the hook, they will say to entice them: "Here is the cheapest, fastest and highest quality offer !!!", but this scheme will remain behind the scenes, where only two elements are possible, and the third remains superfluous:
High-quality, but cheap repairs are never fast exactly, just as QUICKLY and CHEAP will not be QUALITATIVE.
So...
Scheme No. 1: "We pull the rubber" with the construction time
One of the harmless ways of cheating is cheating on the planned time of work. Here the scheme is laid: QUALITATIVE + FAST =CHEAP. Many of the customers do not know the timing of certain works, you can even find those who believe that you can kick out the box of a 2-storey building in a week. And of course, no one has time to do this in a week, as usually the performer has excuses and some kind of force majeure (the supply store did not deliver the goods on time, the whole team became infected with the "crown", etc.) customer pays expensive, and the house is being built on time according to building codes.
In the described case, the customer loses in time, because he previously thought that everything would be faster, but he gets quality, which is already good! But, overpays!
Scheme No. 2: Intentional underestimation of the scope of work
This is a tricky move by the developer. You have a project on hand, the company calculates the estimate and lowers the price. As practice shows, a very large percentage of customers cannot calculate the estimate as expected, this is more due to laziness, since it takes a lot to understand the volume of construction work, standards, man-hours and man-days, etc. time. But our person is always struck by the last page, or rather the amount of "Total". Further, a contract is signed, an advance payment is made.
Finally, the first stage of work is completed, you can sign the foundation acceptance certificate. You went quickly with the foreman with a measuring tool, recorded the amount of work performed and signed an act.
But, at the half-floor stage, the face of the company calls you and announces that you have run out of the deposited money. The high-quality foundation "ate" everything. Of course a reasonable question "Why?" They will explain to you on the shelves, according to the scheme that has been tested more than once, that some additional work and materials may not be included in the estimate, for which we apologize. But did you go with a tape measure? Went! Did you measure the volumes? Measured! The contract indicates the volumes of one, but in fact, others turned out. All without cheating.
Here, no matter how angry the customer is, there is nowhere to go. The estimate was drawn up with the same volumes, but in fact there will be completely different ones - and the company will slowly pull this difference from you, otherwise you may be left with unfinished construction.
The most blatant underestimation is 40-50%, experienced existing firms are limited to 15%, so as not to stand out, because sooner or later everything rises to the surface, and this is a reputation!
Scheme # 3: Understatement of work costs and overstatement of materials
According to the estimate, the cost of the work is very much underestimated, and the overstatement can be traced on the materials. The manager of the company usually justifies such a move either by a possible marriage of material, or by the status of a supplier who does not deceive on the quality of the material used, etc.
And here around your future object there are mountains of rubble, sand, brick, block, and two, three negligent, barely living people came to work to create an appearance. What's the catch? The organization earned on the markup of the goods, and nobody cares about the construction of your house.
ALREADY nobody cares after you paid the estimate!
Further, one of the possible ways of development: work is barely going, your complaints to the office to one place, until the manager of the organization informs you that, for technical reasons, the work has not been carried out can.
Everything is fair and without cheating. Nobody stole a dime. But in order to finish building a house, you need a new team, and this is an additional cost.
