5. Shove unpushable
Clients often want to fit a lot of functionality into a small footage. There was a case when on 100 m2 it was necessary to equip a living room and a kitchen, and two children's rooms, and two bathrooms, and a dressing room. Moreover, it was required that in one of the bathrooms there was a sauna, in which one could lie down.
“In order to convey to customers that the task is impossible, I have developed several variations of layouts and clearly demonstrated that something will have to be sacrificed in one way or another. In the end, we agreed on a mini-sauna with a seating area. "
4. The grass on the ceiling
In one of the projects, the client wanted to create the impression of an upside-down house. To do this, he decided to fix artificial grass and a path of wooden tiles on the ceiling. In addition, a format image with the Simpsons was supposed to be used as a wall decor.
“Such an interior is difficult for everyday perception, so we agreed to implement an unusual scenario in the passage areas - the corridor and the hall. Such elements in a bedroom or living room would quickly become boring to the owner. "
3. Illegal redevelopment
Customers often ask to move the kitchen to the living area. However, according to the law, it cannot be located above the living quarters of the neighbors below. Such redevelopment is possible only if the apartment is located on the ground floor or there are non-residential premises under it - for example, shops or restaurants. Uncoordinated restructuring threatens with heavy fines from the management company and the BTI.
“And nevertheless, even after the mention of the sanctions, some customers continue to insist on their own. In such a situation, I advise clients to contact the management company and make sure that redevelopment is impossible. "
2. Sofa and set in a small kitchen
In one of the projects, the customers wanted to transfer part of the living room functionality to the kitchen and place a sofa in it. Everything would be fine if at the same time a large headset was not thought of. The area of the room was 15 m2, there was no way to increase it, since the walls were load-bearing.
“During a detailed discussion, I managed to convince clients that such a decision would not be successful - it is better to refuse from the sofa and equip a full kitchen with a dining area, and leave the sofa in the living room, since it is in the apartment there was ".
1. Open-space for a family with a child
Seeing design projects with open redevelopments, many customers want to reproduce them in their apartments. However, such a solution is not the most comfortable for a family of three or more people. So, in one of the projects, the customers planned to divide the space of 60 m2 into a children's and a combined kitchen-living room.
“From the point of view of aesthetics, it looked good, but from the point of view of comfort... To convey my message to clients, I I tried to simulate the situation, imagine how the parents of the child will lay out the sofa every day, enjoying the smells from the kitchen. While a small but isolated bedroom will always allow you to retire and truly relax. In the end, the customers agreed with me. "
