Recently, there has been a lot of controversy, in particular, statements are being thrown in that between the wall and the plinth waterproofing is not so important if it already exists on the foundation, since only it prevents waterlogging of the wall from land.

I propose to understand this issue.

The official position is quite unambiguous, and if you pay attention to the original source, namely to the Building Norms and Rules (SNiP), then according to clause 9.4 of the Code of Rules "Stone and reinforced stone structures", it describes a protection device against humidification from the foundations, but about the capillary water saturation of the structure from land - not a single word.

Next, I will present a photo for review, which clearly illustrates to us that between the foundation and the plinth is arranged shut-off protection against moisture in the form of bituminous material along the foundation, and between the basement and the brick wall - waterproofing no. As a result, the lower mile of brick (the very first brick row) saturates water from the basement,

even despite the existing layer on the foundation.

Pay attention to the wet contour in the form of a dimple (highlighted in red in the 2nd photo) - the brick pulls moisture from the side of the cement masonry joints and the moisture of the earth has nothing to do with it.

The basement of the house is the wettest part of the house, which has very stringent requirements in terms of moisture protection. All precipitation and its maximum accumulation, whether from snow or rain, falls on the lower part of the building, since it borders on the horizon of the earth's cover.

And, since the basement part is damp, completely independent of the state of the foundation, then in the absence of a cut-off of the wall, the dampness passes further up the main wall of the house. And moistened 5-7 cm. the first row of bricks is more than enough for a wall to freeze in winter and a fungus to appear inside the house along the perimeter of the walls!

How can the situation be eliminated?

If there is no base-wall waterproofing, you can eliminate moisture saturation by the base of the house as follows: over the entire area of the base a water repellent composition is applied, as well as the first 3-5 rows of facing bricks are captured, depending on the height of the zero mark above the level land.

Hydrophobization can be done with any concrete / brick / stone product:

After applying a water repellent agent, protection is carried out in the form of a facing material for the plinth, in order to at least prevent the direct action of precipitation.

If there is no shut-off waterproofing at all from the side of the foundation, more labor-intensive and expensive methods take place here:

  • injection of penetrating waterproofing through horizontally drilled holes;
  • replacing the lower part of the wall with a new section with laying of waterproofing by organizing work with grippers (sections of the wall are alternately knocked out, 20-30 cm long. and the corresponding work is carried out, then the wall is being restored)

That's all, please, take into account the fact described in the article when building your house!
