How the designers divided one large 57 m² apartment into two small ones for renting out to two clients at once

Designers Ivan Chernechkov and Maxim Serbinenko designed a tiny studio with an area of only 21 m² for rent. On a compact footage, we have provided all the necessary functionality. They took the universal Scandinavian style as a basis, which could suit the taste of most clients.

  • total area: 21 m²
  • Number of rooms: Studio
  • A place: Moscow
  • Who lives here: for rent
  • Budget: 2.5 million rubles (for both studios)
  • Designers: Ivan Chernechkov, Maxim Serbinenko

The small studio is part of a 57 m2 apartment that the customers have purposefully purchased as an investment. In consultation with the designer, they decided to divide the living space into two self-contained studios in order to rent out housing to two clients at once.

The idea was successfully implemented due to a sufficient number of windows and the presence of two risers. As a result, each studio was connected to separate water and sewerage systems, and meters were also lit. Thus, the hallway became the only common area.

Living area

The main place in the living room area was taken by a light gray folding sofa. At night it turns into a sleeping place.

Above it was placed posters in black graphic frames. The images complemented the rich color of the walls in and out of the hallway, and also made a slight color accent.

A built-in storage cabinet was placed along the entire far wall. Some of the facades were made mirrored, visually slightly expanding the compact room.

Kitchen

The kitchen set was selected in the classic "Scandinavian" combination of white and wood. It was placed along the entire wall along the windows.

A dining table was set up in the far corner of the studio, at the intersection of the zones. It became an extension of the table top.

A TV was hung nearby - so it is clearly visible from all parts of the apartment. Animalistic details above it refreshed the interior somewhat.

The heating radiators were hidden under the kitchen countertop. To extract more heat, slits were made in it and gratings were built in.

Hallway

The entrance area is the brightest. The color has diversified into the calm Scandinavian interior, making the studio more catchy and attractive to potential clients.

Bathroom

The compact bathroom was relatively freely equipped with everything you need, including a sink with a cabinet and a washing machine.
