Everything is not so simple here. A few days ago, I managed to talk to a former developer, whose company went bankrupt amid rising prices for metal.
In fact, today technology has advanced so much that it allows you to build a multi-storey building in a very short period of time. For example, a 5-7-storey house can be built in 1 season, and the construction of a 15-20 storey house, together with utilities, is quite realistic to fit in 2-3 years. A reasonable question arises, is it safe to take apartments in such houses?
This is the most common question for a developer. How do they manage to build a 50-100 apartment building in the same time frame as for the construction of a relatively small private house? Does quality suffer?
In 80% of cases, multi-storey buildings are based on a monolithic reinforced concrete frame. And no developer will risk the quality of this construct. I found out from the developer that the production work is rationalized and planned so carefully that there are practically no free periods of time for the crews. Simple is missing ...
Monolithic technology allows work to be done fairly quickly. Despite the fact that concrete gains full strength after 28 days, in the first 3-5 days it already reaches 50% of its maximum strength, therefore, after such short periods of time can already be erected on the next floor and here the time is delayed only by the installation of the formwork and the construction of the reinforcement frame. Therefore, monolithic frameworks grow like mushrooms.
The service life of a monolithic reinforced concrete bearing structure is from 100 to 150 years. But, facades are another story. As the developer says, if it is very difficult to save money on the foundation and monolithic frame, then the facade and engineer - here many have already untied their hands and migrant workers are easily attracted, who do both know.
That is why, in every city, we can see unsuccessful examples of the facades of new apartment buildings. Either the brick falls off, or the plaster peels off... Of course, the percentage of such houses is small, but you can still run into an unscrupulous developer.
In general, the rapid construction of a house should not discourage people from buying, since all construction standards are observed here. But, always before buying an unfinished house or a house "from a pit", it is important to take into account the rating and reputation of the developer. It is important to visit its ready-made facilities, to appreciate the experience and responsibility. The best option would be to talk to the owners of apartments in already built houses. Only then is it realistic to draw any conclusions about the reliability and honesty of the developer you have chosen.
