When buying a land plot for construction, you need to take into account many factors and subtleties so that after acquiring the land you do not regret it.
- 1. Firstly, if you buy a land plot through a real estate agency, you do not need to blindly believe all the fabulous speeches that you hear from them. It is better to go to the place yourself and try to talk with future neighbors. I assure you that you will find out much more interesting and believable information.
- 2. It is not worth buying a plot on a strong slope. After purchasing this, you will have to spend a lot of time, effort, nerves and money for planning such a land plot and erecting retaining walls.
- 3. You should also be wary of areas in the lowlands. Similarly with plots on the slopes, on the lowlands, it will take you a lot of money and effort to raise the level of the site and arrange the drainage system.
- 4. Caution should be exercised when dealing with sites with started, unfinished construction. If you buy a plot with a foundation, then you need to be aware of what it is fraught with. When choosing a project, you will have to tie it to an already existing foundation, and not the current that you want. And there is absolutely no confidence in the quality of the poured foundation.
- 5. After buying a plot, it is better to immediately enclose it with a fence. So you will be more comfortable and calmer, and thieves will be less worried about your property and building materials.)
- 6. In order to determine the type of foundation for your future home, it is advisable to immediately order geological surveys of the soil. I agree that this procedure is not cheap, but I assure you - it's worth it!
This year I was personally convinced of the importance of this procedure. After purchasing the site, I began to drill holes for the fence posts. In one of the corners of the site, at a depth of 80-90 cm, a stony layer was found, which none of the drilling machines could drill. I had to be content with what we have, put the pillars to a depth of 80 cm and pour the tape under the fence.
It is good that we do not plan any buildings in this corner, otherwise there would be a problem with the foundation, which we need to do to a freezing depth of 1.5 - 1.7 meters. Well, or I would have to make a monolithic slab.
- 7. And the last thing I would like to say. Plan in advance on the site where you will have lumber, where loose (gravel, crushed stone, ASG), where garbage and other trifles will be stored. This thoughtful layout will save your nerves in the future, and will ensure order on your site.
