Total urbanization is forcing Moscow developers to reduce the area of apartments to such an extent that micro-apartments have begun to appear, the dimensions of which do not exceed 9 square meters. m. According to the developers, the owners of the apartments were a little more fortunate, because the "odnushki" can already boast of 16 squares or more.

Unfortunately, the emergence of micro-housing is becoming a worldwide trend. This is especially true of large cities on the planet, where real estate prices are growing like mushrooms after rain. For obvious reasons, most people cannot save up enough money to buy a full-fledged home, so they try to be content with little. Most of all, this is relevant for young people aimed at moving up the career ladder; young people most often come home only to spend the night.

In China, America or Japan, for example, the rapid decrease in residential square meters began at the end of the last century, and it has come to us quite recently, but it is moving by leaps and bounds. If in 2014 studio apartment 17.9 sq. m was considered super tiny, then by the end of 2021. - these are even mansions, because micro-apartments have begun to appear, the area of which starts from 9 "squares". And this is in a new building, and not in reorganized hostels or old houses, where every corner is used for housing.

According to the Novate.ru editorial staff, the construction of a multifunctional residential complex in the Veshnyaki district, which is dominated by mini-apartments with an average area not exceeding 16.7 sq. meters, but apartments can be less than 10 "squares". This decrease is due to the exorbitant rise in prices for housing and basic foodstuffs with falling incomes of the population. In such difficult economic conditions, developers found a way out, they simply began to reduce the footage so as not to raise apartment prices.

Reference: According to statistics, today the average cost of real estate in the capital has increased by 26% (compared to the same period in 2020). Over the past year, building materials, fuel and components have risen in price, which, in turn, has led to an increase in the cost of 1 sq. km. m of housing by 15.8%. It is also worth noting that the priorities of buyers have also changed, the number of family investors has decreased, while more and more people seeks to profitably invest in the construction of small apartments for rent or independent living alone.

Reducing residential "squares" in modern realities, although it is a priority in solving the housing issue, such a measure can only be temporary so as not to turn new areas into ghettos. After all, as you know, affordable housing leads to overcrowding of neighborhoods, most of which do not have a developed infrastructure, sufficient transport interchange, which causes difficulties in adapting the population and providing order. So far, there is no cause for special concern, since this specific type of housing has not yet conquered the entire market, but is content with from 3.7% to 19% of the total number of residential premises, depending on the region (if we talk about apartments up to 20 "squares" and 30 sq. m, respectively).

Social norms: The area norms for living in the Russian Federation are: if 1 person lives in an apartment - 33 sq. m, for two - 42, with an increase in the number of residents, 18 "squares" are added for each. Such a regulation is used in state settlements to provide assistance to citizens, but there are no norms at the legislative level regarding the construction and sale of housing. Although doctors are sounding the alarm, because constant living in a cramped room can adversely affect both the physical and mental health of most people.

Regarding the appearance of micro-apartments in a new complex in Veshnyaki, consisting of four large-scale buildings, realtors report that the sale of apartments has not yet begun, although the cost of studios, the area of which varies between 12 sq. meters will be about 3.2 million rubles. How much will micro-apartments cost, in which 5 sq. m, a kitchenette 1 "square", and the remaining 3 meters will be spent on organizing a bathroom combined with a bathroom and a hallway - it is not yet known. According to experts, today this is the most budgetary housing option on the primary market of the capital, located within the Moscow Ring Road.

As practice has shown, the reduction of living space is not the biggest evil that awaits modern megacities. Thoughtless design and construction of high-rise buildings without taking into account the basic needs of residents
turns multi-storey buildings into "humans", where many do not see the sun, and you have to breathe mainly exhaust gases.
