Built a house for a salary. Construction speed and how long each stage took (+ cost)

  • Dec 11, 2020

Good afternoon, dear guests and subscribers of the "Build for Myself" channel!

I was always drawn to the ground, but a few years ago I was not ready. At that time, the four of us still lived in a two-room apartment with an area of 60 sq.m., moreover, on a mortgage. They took her (apartment) in 2015. from the foundation pit at a good price and while this apartment building was being built, they lived in rented areas.

After the house was rented out, I made repairs to the apartment within 3 months and we quickly moved. Then, as always, after the white one, a black streak came, work became difficult, the mortgage did not allow breathing freely.

Within 2 weeks, it was decided to sell and move from the metropolis to the countryside. The apartment was sold successfully, as the margin was good between the price from the foundation pit and the cost of secondary housing in a new building, and even renovated. We had enough money to buy in January 2017. a small old house with a plot outside the city and fully pay off the loan - to zero.

My wife and I figured that we would pull off the construction and now only my monthly salary remained without any obligations to the banks.

The whole spring was spent on the preparation of the working project and on the calculations of structures, moreover, gradually, when free money appeared, I already began to buy building material. Received in May 2017 permission in hand, I started marking the territory for the future house. Since there was no vacation yet and I worked in the evenings, it all took about a month and 07/08/2017. the foundation was poured.

By the end of October 2017 I laid out a stone base, in November of the same year I backfilled with sand and left it to winter.

I want to note that there are corresponding detailed articles on all stages of construction on my channel.

In the period winter-spring 2018 I gradually bought building materials: block and brick. And from May to September 2018 the home box has been completed.

All the work on the construction of the box at home was done by a familiar bricklayer, and I, when time allowed, was his assistant :-))) The construction of the box took 4 months, and for me it was more convenient when the process was prolonged - it did not hit so hard pocket.

The wife came out of maternity leave, it became a little easier.

In November, I purchased lumber and roofing. Within two months, he made a rafter system and covered the roof with metal tiles, but there were no assistants here, he did everything on the sly himself.

Thus, in the period from July 2017 to December 2018 (one and a half years) the box was completed, in January 2019 he hemmed the roof overhangs, installed the drainage system.

A little later, as funds were raised, in mid-2019. windows and entrance doors were installed.

As a result, 1,300,000 rubles were spent on the box of an attic brick house 8 * 10, about which there is an article on my channel with a detailed estimate for the construction.

At the time of this writing, I am already finishing the interior decoration, I think there will be a housewarming in a couple of months! Upon completion, I will definitely release material about the costs and how to make a house inside on a budget and beautifully.

That's all, thanks for your attention! Good luck and good!

A neighbor made a geological analysis of the soil and saved 80,000 rubles on the foundation.
