I myself have been working in the field of construction since 2009, namely in the field of checking and restoring the technical condition of buildings and structures. I come across many private developers and large organizations while working.
I cannot say that new houses are being built badly, as it is being discussed in the media. For 11 years of work, we have checked several hundred new objects, and I have never encountered low-quality structural elements of the house. Here, no one will risk the life and health of future owners, because then you can go for lattice for a very long time to the entire chain from the direct builder to the big people who construction.
Another thing is in communications and in decoration, there are unscrupulous contractors who use materials beyond the estimate, it happens that the developer's representative did not check the correctness of the technology in the process of work, therefore the facades are destroyed already in the 2nd year and etc.
I know of the only case when the house shrank, exceeding the permissible values: insufficient soil exploration and driven several foundation piles fell into the ancient passage of our ancestors and relied on emptiness. But, this is an exceptional situation, which I described in one of the old articles on the channel.
The other day, an order was received from the chief to make a trip to the next object - moisture appeared on the facade of the last two floors of the house. The house has not even turned 2 years old, so this is a warranty case, the developer is responsible and will eliminate the cause.
So, having met with the direct representative of a more or less large developer, as well as with the representative of the contractor, in a conversation in his own way he asked: "Why do not one of your employees, not you, live in houses that you yourself build?"
The fact is that the circle of people pursuing intersecting goals and performing related tasks in the construction industry, as in any other area, is small. It's like a big village. All are definitely familiar with each other, have ever seen each other, talked. Therefore, it was not inconvenient for me to ask such a question. You can talk not only about this between men :-)
The answer was very unexpected and surprised me. The man explained that he had a sad experience at dawn, when they were just starting to build. This was the third house built under this developer and two of the organization's employees had the imprudence to buy apartments there for their families.
In the 300-apartment building there was a "information leak" that the developer lives in one of the apartments and there will be 2-3 inadequate people for the whole house who are dissatisfied with the purchased housing. They don't care 10 am or 10 pm, they can knock at any moment on the door and demand some explanation.
The man says that people do not understand where the zone of management companies is, and where the developer is responsible. If any question arises, then why go far, here is a developer living in the next entrance, who knows everything and will tell everything :-)
Explain, interpret, chew. Gathered repeatedly general meetings. Does not help. Upon returning home after work, at a meeting - the conversation is not limited to the phrase "good evening".
Therefore, since then we have even discouraged our employees from buying, despite the fact that they have good conditions for purchasing such apartments. Of course, we cannot prohibit, there are people who buy, but then rent out housing. They themselves do not live for this very reason.
